According to RealtyTrac:

RealtyTrac, an information service that gathers and analyses real estate trends, recently identified October as being the month that buyers can experience the largest discounts.

RealtyTrac has performed more than 32 million single-family and condo sales analyses across America since 2000, and discovered an average October sale price 2.6 percent below estimated full market values at the time of sale, amounting to savings of $5,000 on an $200,000 home sale.

RealtyTrac conducted research across 109 metro areas and determined that 37 of them experienced their peak buying months during September, October, and November; 44 markets experienced optimal buying periods during December, January, and February.

According to Andy Lee:

PulteGroup’s Las Vegas Division Director Andy Lee said Southern Nevada offers buyers more time and opportunity for exploring housing possibilities. According to him:

“Buying in Las Vegas at any time of the year can be beneficial.” 

He pointed out that the city’s climate is ideal all year long as an additional benefit of investing here.

Lee noted that though summer tends to bring an influx of individuals looking for a place they can settle before school starts, now is always the right time for this process to occur.

According to Mr. Sadler:

“Extremely cold winter temperatures make it challenging for people to make the effort of visiting communities when the climate doesn’t cooperate, now is still an ideal time for buying due to favorable conditions allowing residents to walk around freely while viewing available properties.”

Ivan Sher, partner in Shapiro & Sher Group at Berkshire Hathaway HomeServices Nevada Properties, noted that the Las Vegas luxury market experienced an increase between September and October.

“Things tend to slow down between now and January; however, what makes these periods interesting are when sales come on board during holidays or summer periods when things seem quiet; people willing to buy are out in force,” according to him. 

Likewise, no one likes looking when temperatures reach 110 degrees, it simply isn’t much fun.”

Ivan Sher noted that luxury market sellers typically aren’t in any rush to sell.

“Relocating or business moves don’t tend to force people out, so selling their home doesn’t tend to come naturally at any particular time of year,” explained Heebner. 

However, post-New Year we often witness people listing their homes for sale due to New Year resolutions to move or purchase something different than expected.

Forrest Barbee, corporate broker at Berkshire Hathaway HomeServices Nevada Properties, explained there is no set period in Las Vegas when one can obtain the best home prices.

Barbee argued that Las Vegas’ climate shouldn’t deter buyers, but noted this time of year around the holidays does impact home purchases.

According to Mr. Pereira:

“Land sales here do not experience as much seasonality compared to other locations where due to climate-induced sales there will not be many happening until May. Our location offers ideal conditions and venues for property transactions.”

According to Mr. Davison:

“Though not many are attending open houses this time of year, you only need one serious buyer at an open house to close a sale – not 100 who are just browsing,”
